Renting in Portugal: 20 European Portuguese Phrases for Tenants
A viewing can feel easy until the conversation reaches the deposit, guarantor, utilities or contract. These phrases help you ask the questions that affect what you will pay and what appears in writing.
Five words that prevent confusion
- arrendamento: the rental arrangement or lease;
- renda: the rent paid regularly;
- caução: the security deposit;
- senhorio: the landlord;
- inquilino or arrendatário: the tenant.
Do not translate every use of “rent” with the same Portuguese word. Contrato de arrendamento is the lease, while valor da renda is the monthly rent amount.

Do not stop at “utilities included”
Despesas is a broad word for expenses. If someone says they are included, confirm each service: água, eletricidade, gás, internet and any condominium charge. Ask whether the amount is fixed or adjusted after actual use.

The written contract and the rent receipt
The Portuguese Tax Authority lists core contract information including the parties' tax numbers, the property, the purpose, the start date, the rent and its frequency. That does not tell you whether a particular offer is suitable, but it explains why words such as NIF, data de início, valor da renda and periodicidade matter.
Portuguese rules provide for electronic rent receipts in many situations, with exemptions for some landlords. Ask how your receipt will be issued and keep the answer with the contract. The Finanças rent FAQ is the appropriate place to check the current tax process.
For some AIMA residence procedures, current proof-of-accommodation guidance refers to a lease identifying the applicant and the previous month's rent receipt. Requirements depend on the procedure, so verify the current AIMA accommodation guidance for your own appointment.
A safer way to handle a clause you do not understand
- Point to the exact clause and ask: Pode explicar esta cláusula?
- Repeat the meaning in your own words: Quer dizer que...?
- Ask for the document before signing: Pode enviar-me o contrato antes de eu assinar?
- Obtain qualified advice when the financial or legal effect is unclear.
A phrase list helps you slow the conversation down. It does not replace a careful reading of the agreement or legal advice.
Ten-minute role-play
Practise one complete viewing instead of memorising sixteen disconnected sentences. Ask about the rent, choose two utilities, ask about the deposit, request the lease, then react to one unexpected condition such as a guarantor or a twelve-month term.
Repeat the role-play with the answers in a different order. The learning target is not to recite your questions; it is to recognise the reply and ask a useful follow-up.
